All CDX plywood, OSB, LVL, PSL and LSL used by SBE Builders will NOT contain any UREA-FORMALDEHYDE.

Advanced framing, sometimes called Optimum Value Engineering (OVE), refers to a variety of techniques designed to reduce the amount of lumber used and waste generated in the construction of a wood-framed building. These techniques also improve a building’s energy efficiency. Advanced framing techniques create a structurally sound building with lower material and labor costs than a conventionally framed building. Additional construction cost savings result from reduced waste disposal, which also helps the environment.

1. Will develop framing layouts to avoid waste and costs when ordering lumber.

2. Large dimension, solid lumber — 2” x 10” or greater— is avoided
   A: SBE Builders will replace all 2x material larger than 2x10 with engineered lumber, LVL or LSL or PSL per structural engineer approval.
3. Engineered wood "I" joists are used for flooring.
   A: Will always use "I" joist if in structural plans or will get structural engineer approval to replace 2x10 and larger floor joist with "I" joist.
4. Engineered lumber products for beams, joists or headers is used.
   A: GluLam beams are usually already in structural plans or will get structural engineer approval to replace 4x14 and larger beams with PSP, LVL or GLB.
   B: SBE Builders will replace 4x joist beams with 4x PSL engineered beams per structural engineer approval.
5. Engineered lumber products for plywood used.
   A: SBE Builders will not replace CDX plywood roof sheathing with OSB plywood per structural engineer approval. We belive OSB plywood is green complaint, but not healthy for human exposer.
